TIMBER FRAME STRUCTURE
D.P.C.
100mm Polymer DPC to underside of all soleplates.
SOLEPLATES
Primary 38mm x 89mm treated soleplate cut to size to be fixed directly to footings. Angle brackets or ballistic Spit nails as required to secure primary soleplates, Secondary soleplates packed level with supplied plywood shims, (Mortar infill by others). All delivered to site with timber frame package.
EXTERNAL PANELS & GABLE WALL PANELS
Prefabricated from 38mm x 89mm/140mm treated softwood to C16 grade or better with studs generally at 600mm centres and sheathed in 9mm OSB3. Ready to erect with reflective breather membrane (creates a low emissivity cavity). Panels supplied with head binders. Panel heights are standard of 2400mm from floor to structural ceiling.
INTERNAL WALL PANELS
Prefabricated and ready to erect. Manufactured from 38mm x 89mm treated softwood framing to C16 grade or better with studs generally at 600mm centres with half height noggins fixed in loadbearing panels. Where required for racking purposes panels to be sheathed with 9mm OSB3. Panels supplied with head binders. Panel heights are standard of 2400mm from floor to structural ceiling.
PARTY WALLS
2 no. panels prefabricated and ready to erect. Manufactured from 38mm x 89mm treated softwood framing to C16 grade or better with studs generally at 600mm centres and sheathing to entire of one face. Galvanised party wall ties to compartment walls fixed at head binder level (This is compliant with Robust Detail E-WT-1). Panels supplied with head binders. Panel heights are standard of 2400mm from floor to structural ceiling.
PARTY WALL ROOF GABLES
Prefabricated and ready to erect. Manufactured from 38mm x 89mm treated softwood framing to C16 grade or better with studs generally at 600mm centres. Panels supplied with head binders.
These will need Fermacell or similar cladding by others in order to meet fire break regulations.
INTERMEDIATE FLOOR (STANDARD DOMESTIC DWELLINGS)
Engineered I Joists as required, Ultra Joist rim beams, 22mm weatherproof chipboard flooring glued to the joisting, all joist hangers, strutting, decking bearers and stairwell trimmers. 9mm OSB3 floor banding.
INTERMEDIATE PARTY FLOOR (FLATS)
Engineered I Joists as required, Ultra Joist rim beams, 15mm OSB3 sub-floor fixed to the joisting, all joist hangers, strutting, decking bearers and stairwell trimmers. 9mm OSB3 floor banding.
ROOF STRUCTURE
Prefabricated timber roof trusses site fixed at 600mm maximum centres, designed and manufactured in accordance with BS5268.
ERECTION NAILS
90mm x 4mm galvanized nails, 75mm x 3.75mm galvanized nails, 60mm x 3.75mm sheradized ring shank nails.
STRUCTURAL NOGGINS AND BRACING
38mm x 89mm panel noggins for fixing top of panels running parallel with trusses, 20mm x 100mm softwood bracing for use during erection.
LOOSE TIMBER
38mm x 89mm & 38mm x 140mm, 4800mm lengths for general use.
COMPARTMENT FLOOR AND PARTY WALL FIRE BARRIERS (supply and fix)
Fire barrier to party walls and compartment floors as required. The client must ensure the party walls to the roof trusses areas are adequately plaster boarded to complete fire-breaks in the roof.
FRAME DESIGN
All necessary working drawings for the structural frame required by the building regulations department and all drawings required for the erection of the timber frame structure are supplied as part of the timber frame package. Masonry, plaster board Dims, packers, battens, and insulation details do not come within this working manual.
CERTIFICATION
Structural calculations are provided by an independent structural engineer appointed by Swift Timber Homes, this fee is included within the quotation
DELIVERY
Timber frame package delivered to site. This is assuming a 40ft articulated trailer has access to the site. Other types of vehicle may incur further delivery charges.

CAVITY FIRE STOP (supply only)
45mm x 45mm firestop to eaves, sides and bottoms of all window and door openings.
WALL TIES (supply only)
Stainless steel wall ties c/w nails supplied loose for site fixing by others.
